About Us

Our Story

Arboreal Management began as the in-house property management arm of Great Expectations, a Northwest-based affordable housing developer. We were created to solve a specific problem: how to operate complex, income-restricted and workforce communities at a truly institutional standard.

After successfully stabilizing Great Expectations' own portfolio, we opened our doors to select third-party owners in 2023. Since then, we've built a reputation for turning around distressed properties, improving collections and compliance, and building teams that stay.

Today, we manage thousands of units for a mix of nonprofit sponsors, mission-driven private owners, and public partners.
