Our Story
Built on the goal of elevating the standards of affordable and workforce housing, our story is one of continuous growth, strong partnerships, and meaningful work that transforms properties and the lives of people who call them home.
Arboreal Management started in the toughest corner of the industry: micro-housing and affordable communities where every dollar matters and operational discipline is everything. We built a cost-effective model from the ground up—one that pairs strong site teams with deep offshore support and a modern, AI-enabled technology platform. That foundation allowed us to operate complex, income-restricted communities at a true institutional standard.
After proving out the model across Great Expectations' portfolio, we opened our doors to third-party owners in 2023. Since then, we've earned a reputation for turning around distressed buildings, improving collections and compliance, elevating resident experience, and building teams that stay.
Today, Arboreal manages several thousand homes across the Northwest for nonprofit sponsors, mission-driven developers, private owners, and public agencies. And while our roots are in affordable and workforce housing, our systems, training, and technology allow us to successfully manage any asset class—conventional, mixed-use, and even luxury communities.

Subduction Risk Management is a licensed insurance company based in Montana and serves as the captive insurance provider for the platform. The company offers tailored risk management solutions for Great Expectations and Arboreal projects.
